Should I regularly need to change the rubber and the inner pot? If yes, where can I find them and how often changing?

Hello, The rubber packing and inner pot do need to be changed periodically. The average amount of time is 2-4 years. The frequency is determined on the condition of the replacement parts and varies by user. Especially in the case of the inner pot, the user care determines the longevity of good condition. We recommend washing with soft sponge, not washing in dish washer, and air drying or drying with soft cloth as well as only using plastic utensils to serve the rice out of the inner pot to prevent scratches. Does the black "midnight" stainless version work to steam without pressure? The manual indicates very vaguely that steaming is without pressure; and that you can turn it off, but the instructions to do so do not remove it. The pressure light is still always on.

To answer your question, you cannot boil water with the lid open.
